Getting Started
How do I get started?
Go to scouq.com/app and sign in with Google or with your email address. On first sign-in you will be guided through a short onboarding wizard: your target markets, preferred strategy, and buy box details. These power your deal score. You can change them anytime in Settings.
How does Scouqestimate work?
Scouqestimate is a model-based value estimate derived from comparable sales in the county assessor and deed records. It uses recent arms-length sales within a search radius, adjusted for square footage, bedroom and bathroom count, year built, and condition flags. It is a starting estimate, not a licensed appraisal. Two properties with similar scores can have different real values once you walk them.
Where does your property data come from?
Scouq aggregates data from public sources: county GIS portals (parcel polygons, assessed values, ownership, sales history), OpenAddresses for normalized addressing, HUD and USPS for tract-level vacancy signals, and public foreclosure and probate notices where available. We do not scrape Zillow, Redfin, or any MLS. See our methodology page for details.
How accurate is the deal score?
The deal score is a heuristic that combines list price vs. estimated ARV, motivation signals (days on market, price drops, vacancy), comparable sales, neighborhood liquidity, and projected strategy economics. It is a starting filter, not a guarantee. Use it to prioritize, then do your own diligence: walk the property, pull rehab numbers, confirm comps with local agents.
What counties and markets are covered?
Scouq launched with 10 counties across the United States. Coverage expands weekly as we add county connectors. Check the Explore tab map for a visual indicator of covered areas. If your target county is not covered, you can request it at hello@scouq.com.
Is the AI analysis financial advice?
No. The AI analysis and every deal score, projection, and strategy comparison on Scouq are informational only. Real estate investing carries real risk, including loss of principal. Always consult qualified financial, legal, and real estate professionals before committing capital. See Terms of Service section 6 for the full investment disclaimer.
Finding Deals
How do I find off-market deals?
Use the Explore tab and filter by lead type: Probate, Tax delinquent, Absentee owner, Vacancy, or Code violation. These off-market filters are available on Pro and Enterprise plans. The list updates nightly from public county and court records. For a deeper guide, see our blog post on finding probate leads.
What is a probate lead?
A probate lead is a property owned by an estate (a deceased person's property that has not yet been transferred to heirs or sold). Probate leads often represent motivated sellers: heirs who want to close the estate quickly and are paying holding costs every month. Scouq identifies probate leads by cross-referencing county probate court filings with assessor ownership records.
What is an absentee owner?
An absentee owner is a property owner whose mailing address (as recorded in the county assessor file) differs from the property address. This often signals a non-occupant landlord, an investor, or an out-of-state owner, and can indicate a higher likelihood of motivation to sell. Scouq flags absentee ownership as one of several motivation signals.
What investment strategies does Scouq support?
Scouq models six strategies: Fix and flip, BRRRR (Buy, Rehab, Rent, Refinance, Repeat), Buy and hold rental, Wholesale, House hack, and Short-term rental. Each strategy uses a different set of inputs and outputs. The deal card shows the top strategy recommendation; switching to a different strategy re-runs the analysis instantly.
How do I filter deals by ZIP code or city?
Type any ZIP code, city, or address in the search bar at the top of the Explore tab. You can also draw a custom area on the map using the lasso tool (hold Shift and drag). Filters for price range, bedroom count, strategy score, and lead type are available in the filter panel on the left.
What is a tax-delinquent property?
A tax-delinquent property has overdue property taxes. In most states, extended tax delinquency leads to a tax lien sale or ultimately a tax deed foreclosure. Tax-delinquent owners are often motivated sellers who want to avoid losing the property. Scouq identifies tax-delinquent properties from county treasurer records where available.
Saved Searches
How do I save a search?
Set your filters in the Explore tab, then click Save search in the top action bar. Name the search and choose whether to receive daily email alerts when new matching properties appear. Saved searches appear in the Searches tab and run automatically every night.
How many saved searches can I have?
Free: 1 saved search with no alerts. Plus: 10 saved searches with daily alerts. Pro: priority saved-search monitoring and higher alert limits.
How do I edit or delete a saved search?
Go to the Searches tab, find the search you want to change, and click the three-dot menu. From there you can rename it, update the filters, change alert frequency, or delete it.
What is Deal Scout?
Deal Scout is our automated deal-finding service that continuously scans new listings, foreclosure filings, and county data updates against your buy box criteria. When a match appears, it sends you an alert. Scout runs nightly on Plus and more frequently for approved Pro and Enterprise accounts.
Network and Pros
What is the Scouq network?
The Scouq network is a directory of verified real estate professionals: contractors, agents, inspectors, and private lenders who have been reviewed by other Scouq users. You can search the network by market, specialty, and rating. Network access is available on Plus and higher plans.
How do I find a contractor through Scouq?
Open the Network tab and search by market and specialty (general contractor, roofing, plumbing, electrical, HVAC). Each contractor profile shows their coverage area, average review rating, number of completed jobs logged by Scouq users, and contact information. You can request a quote directly from the profile page.
What is the lender network?
The lender network (Pro plan) connects you with DSCR lenders, private money lenders, and hard money lenders who specialize in investment properties. Lender profiles show their loan programs, typical rates, and geographic coverage. We do not guarantee loan terms; always verify with the lender directly.
How do I add a professional to the network?
You can submit a contractor, agent, or lender for review from the Network tab. Click Add a pro, fill in their name, contact info, specialty, and your experience working with them. Our team reviews all submissions before they appear publicly. This helps keep the network quality high.
Billing
What plans are available?
Free: Unlimited address scouting, basic deal score with one strategy, 5 saved deals, 1 market, 1 AI analysis per day, read-only portfolio up to 3 properties.
Plus ($99/mo or $79/mo annual): Saved deal flow, AI analysis, all 6 strategies, 10 markets, foreclosure feeds, multifamily 2-4 units, contractor and agent network, portfolio with cash flow modeling, PDF and CSV exports, and email alerts. Includes a 7-day free trial.
Pro ($499/mo): Everything in Plus plus priority coverage, off-market lists (probate, estate, code violation, tax delinquent), lender network, API access, white-label PDFs, 24/7 Scout, bulk import and export, CRM with assignment-fee modeling, shared watchlists, audit log, and priority support. Includes a 7-day free trial.
Enterprise (custom): Custom seats, high-volume usage with custom limits, account management, custom onboarding, security review, and custom data or integration support.
How do I cancel my subscription?
Open the app, go to Account then Billing, and click Manage subscription. This opens the Stripe customer portal where you can cancel a trial or paid subscription, change plans, update card details, or download invoices. Cancellation takes effect at the end of the current billing period; you keep access until then.
Do you offer refunds?
We offer a full refund within 7 days of your first paid charge if you contact us at hello@scouq.com. After 7 days, we do not issue refunds for the current billing period, but you can cancel at any time to stop future charges.
How do I upgrade or downgrade my plan?
Go to Account then Billing and click Manage subscription. You can upgrade or downgrade immediately through the Stripe portal. Upgrades are prorated; downgrades take effect at the next billing cycle.
Where can I download invoices?
Open the Stripe customer portal via Account then Billing then Manage subscription. All past invoices are listed and downloadable as PDF from there.
How do team seats work?
Pro is self-serve with a 7-day free trial. The account owner invites team members from Account then Team. Enterprise accounts can set a custom seat count during contracting.
Account
How do I change my email or password?
Go to Account then Settings. You can update your email address and password from there. Changing your email sends a verification link to the new address. If you signed up with Google, your Scouq account inherits your Google account credentials.
How do I delete my account?
Email hello@scouq.com from your account address and request deletion. We will delete your account and all associated data within 30 days. If you have an active subscription, cancel it first through the Stripe portal to avoid future charges.
Can I export my data?
Saved deals and portfolio entries can be exported to CSV or JSON on Plus and higher plans using the Export button in the Saved and Portfolio tabs. A full account data export (including notes and history) is available on request via hello@scouq.com.
How do I manage my notification settings?
Go to Account then Notifications. You can control deal alerts (new matches from saved searches), Scout digests (daily or weekly summary of new deals in your market), and product update emails. Browser push notifications can be enabled or disabled from the same page.
Is my data secure?
Yes. All user data is stored in Supabase with row-level security. Every database table requires authentication before access. API keys are handled server-side and are never exposed to the browser. We use Stripe for payments and never store card numbers ourselves. See our Privacy Policy for full details.
How do I generate an API key?
API access requires Pro or Enterprise access. Once you have a qualifying subscription, go to Account then API. Click Create key, name it, and copy it immediately. Keys are shown only once at creation. If you lose a key, revoke it and create a new one. See the API documentation for endpoints and rate limits.
Desktop and Mobile Apps
Is there a desktop app?
Yes. Scouq Desktop is available for Mac (Intel and Apple Silicon), Windows, and Linux. Download it at scouq.com/download. The desktop app includes offline mode, native notifications, and faster map rendering. It syncs with your web account automatically.
Is there a mobile app?
Scouq works as a Progressive Web App (PWA) on mobile. Visit scouq.com/app on your phone and add it to your home screen from your browser menu. The PWA includes offline deal access, push notifications, and full map functionality. Native iOS and Android apps are on the roadmap.
Does Scouq work offline?
Yes, partially. Saved deals and portfolio entries are cached locally and available offline. The map and live deal feed require an internet connection. When you come back online, any changes you made offline sync automatically.
How do I install the web app on my phone?
On iPhone (Safari): tap the share icon at the bottom of the browser, then tap Add to Home Screen. On Android (Chrome): tap the three-dot menu in the top right, then tap Add to Home Screen or Install app. The installed version behaves like a native app with push notifications and offline access.
The desktop app is not loading or has crashed. What do I do?
First, check scouq.com/status to see if there is a known issue. If the status is green, try restarting the app. If that does not help, go to Help then Check for updates in the app menu. If you are still stuck, email hello@scouq.com with your OS version and a description of what happened.
Investor FAQ
Does Scouq work outside the US?
No. Scouq is US-only. Our data sources are US county records, HUD and USPS feeds, and US court records. International coverage is not on the current roadmap.
What is the difference between ARV and assessed value?
ARV (After Repair Value) is what a property would sell for on the open market after a full renovation, based on comparable sales. Assessed value is the county's valuation used to calculate property taxes. Assessed values are often lower than market value and can lag real market conditions by months or years. Scouq uses comparable sales to estimate ARV, not the assessed value.
How does the deal score work?
The deal score is a 0-100 heuristic that combines: (1) list price discount vs. Scouqestimate ARV, (2) motivation signals (vacancy flag, absentee owner, tax delinquency, days on market, price reductions), (3) neighborhood liquidity (volume of recent comparable sales), and (4) projected economics for your chosen strategy. Scores above 70 are labeled Strong; 50-69 are Moderate; below 50 are labeled Weak for your buy box.
Can I import my existing portfolio?
Yes. Use the Portfolio tab and click Add property to enter properties manually. A bulk CSV importer is available on Plus and higher plans: download the template from the Portfolio tab, fill it in, and upload. The importer accepts address, purchase price, current value, monthly rent, and notes fields.
Can I send a deal report to a client or partner without Scouq branding?
White-label PDF reports are available on Pro and Enterprise plans. Go to Account then Branding to add your logo and firm name. All PDFs exported from that point forward will use your branding instead of Scouq's.
Does Scouq have a CRM for managing deal pipelines?
Yes. Pro includes a lightweight CRM with deal stages (Lead, Underwriting, Offer, Under contract, Closed, Pass), notes, task reminders, and an assignment-fee calculator for wholesalers. It is designed for managing active deal pipelines, not replacing a full CRM like Salesforce or HubSpot.
Do you have an API?
Yes. API access is available on Pro and Enterprise plans. The API supports property lookup by address or parcel ID, deal score retrieval, saved deal management, and portfolio read access. Generate keys in Account then API. See the API documentation for endpoints, rate limits, and example requests.
What if I find a bug?
Email hello@scouq.com with a short description, the URL where it happened, and a screenshot if you have one. Browser and OS version helps. We read and respond to every bug report. You can also use the feedback button in the app (the "?" icon at the bottom right).
Which feature do I use?
When should I use Tools vs. Playbook?
Tools is for modeling "what if" scenarios with hypothetical numbers. You do not need a specific property. Use it to explore whether a BRRRR strategy pencils out, find replacement properties for a 1031 exchange, or backtest a strategy against historical data. Playbook is for analyzing a real property you are considering. If you have a specific address in mind, open that property and click Open Playbook. It runs 20+ strategies against that property's real numbers and tells you the offer price that makes it a deal.
What is the difference between Saved and Network?
Saved is for properties. It holds your watchlist of deals, your saved filter searches, and your alert history. Network is for people. It is a directory of agents, lenders, contractors, and other investors. Use Saved to track deals; use Network to build your team.
How is Map different from Deals?
Map is for visual discovery. Pan and zoom to see what deals exist in an area. It answers "show me what is here." Deals is for criteria-based discovery. Set filters for price, strategy score, lead type, and bedrooms, and get a list matching those criteria. It answers "show me everything that fits my buy box." The two work together: locking the map in Deals filters the list to whatever is visible on the map.
When should I look at Insights vs. Tools?
Insights is for analysis, both per-property and per-market. Open a property to see its deep analysis, or browse your tracked markets to see trends, signals, and regime data. Tools is for hypothetical modeling. If you want to know what the data says about a market or a specific property, use Insights. If you want to run a calculator with your own inputs, use Tools.
