What is cap rate?
Cap rate (capitalization rate) is your net operating income divided by the purchase price, expressed as a percentage. It measures return independent of financing. Most investors target 5-10% depending on market and asset class.
What is the 1% rule?
The 1% rule says a rental property's monthly rent should be at least 1% of its purchase price. A $200,000 property should rent for $2,000/month or more. Use it as a quick filter, not a substitute for full cash flow analysis.
